Lake Tahoe Lakefront Market
Over the last couple of weeks, several exceptional lakefront properties have come onto the market. Lakefront listings span from an Incline Village four bedroom and three bath on Lakeshore Boulevard, all the way to a $35 million listing in Meeks Bay. A few charming lakefronts can also be found in Carnelian Bay, Dollar Point and on the West Shore of Lake Tahoe.
During the first half of 2023, the supply of lakefront inventory had dropped significantly. Lakefront homes have been selling at 103% of asking price with only 38 days on market on average.
Over the last 30 days, the median price of new lakefront listings is at $4.6 million, with sold listings at a median price of $4.1 million. Currently the median price for all available lakefronts is at $5.8 million with 27 active lakefront listings.
Strong Luxury Market Sales
The luxury market at Lake Tahoe has been selling extremely well. During the 2nd Quarter of 2023, 5 Martis Camp listings sold with prices between $12.2 and $4.9 million. Two listings in Northstar sold in the $5 million range and one luxury home in Schaffer’s Mill sold for $4.5 million.
Over the first half of 2023, a lack of inventory has kept home values relatively stable. The second half of the year usually has stronger sales numbers. With more inventory finally coming onto the market, it will be interesting to see if sales volume increases. Currently, the number of sales year over year are down compared to this time last year.
